What is a reverse mortgage?
A reverse mortgage is a loan secured by your home that lets eligible homeowners access part of their equity. A Home Equity Conversion Mortgage (HECM) is the FHA-insured version, generally available to borrowers age 62 or older who meet the program's financial, property and counseling requirements. Proprietary reverse mortgages, including HomeSafe options, have their own terms and are not FHA-insured.
The video introduces the basic idea: rather than making required monthly principal-and-interest payments on a traditional mortgage, a qualifying reverse-mortgage borrower can access equity and repay the loan later. That flexibility comes with ongoing responsibilities and costs.
Four things to understand before you decide
You keep ownership.
You retain title to the home; the lender holds a lien. You must meet the loan's occupancy requirements, maintain the property, and pay taxes, insurance and applicable property charges. Failing to meet the terms can lead to foreclosure.
Payments work differently.
A HECM does not require monthly principal-and-interest payments while you meet the loan's requirements. Any existing mortgage must be paid off at closing, using HECM proceeds, other funds, or both. A reverse second mortgage is different: your existing first-mortgage payments continue.
Access to funds varies.
Depending on the product, you may receive a lump sum, monthly advances, a line of credit, or a permitted combination. A fixed-rate HECM provides a single advance. Ask how much is available at closing and what can be accessed later.
The balance can grow.
Interest and financed fees added to the loan increase the amount owed and can reduce remaining equity. The loan generally becomes due after sale, a permanent move or the last borrower's death, subject to applicable spouse protections.
What should SLO County homeowners compare?
Whether your home is in San Luis Obispo, Morro Bay, Arroyo Grande, Atascadero or Paso Robles, the useful comparison starts with your goals, home value, existing mortgage and plans for staying in the property.
- Monthly cash flow: Which mortgage payment would be paid off, and which housing expenses would remain?
- Money now versus later: How much cash can you receive at closing, and is a credit line available for future needs?
- Total costs and equity: How do fees, interest and future withdrawals affect the balance and the equity you keep?
- Your alternatives: Compare a reverse mortgage with a traditional HELOC, a fixed second mortgage, refinancing or using other available resources.
