FHA Streamline Refinance
What is an FHA streamline refinance?
An FHA streamline is a refinance option for an existing FHA-insured mortgage with reduced documentation and underwriting. “Streamline” does not mean automatic approval or a free loan. HUD provides both credit-qualifying and non-credit-qualifying options.
Basic eligibility
The existing mortgage must be FHA insured and current. The refinance must provide a net tangible benefit under FHA rules. It is not a cash-out program: cash back above $500 is not permitted. Ask the lender to verify payment-history, timing, and other requirements for your specific loan.
Understand the costs
HUD does not allow closing costs to be added to the new FHA streamline mortgage amount. A lender may offer a credit to cover costs in exchange for a higher rate. Reduced upfront cash does not mean there is no economic cost. Ask for an itemized explanation of closing costs, mortgage insurance, prepaid expenses, escrow deposits, and the proposed loan balance.

Which streamline option applies, and what credit or income review is required?
Is an appraisal required for my transaction?
What is the total monthly payment, including mortgage insurance?
How much cash is needed, and how does a lender credit affect the rate?
How does the new term compare with the years remaining on my current loan?
Bring your current mortgage statement and a clear goal for the refinance. Compare keeping your existing loan with the proposed option over the period you expect to own it. A lower monthly payment alone does not describe the full cost.
