The California Dream for All Shared Appreciation Loan
First-generation homebuyers can receive 20% towards a down payment. The recipients are selected randomly and the application window is only open for a short amount of time. This program can make the dream of homeownership possible!
The down payment comes in the form of a shared appreciation loan. Meaning you don’t have monthly payments or generate interest. Instead when and if you sell, you share 20% of the sale proceeds back with the CalHFA Dream for All Program.

There is a small window to apply to the program. You will need a lender’s pre-approval letter and guidance to apply. Reach out ASAP to start the process and not miss out! You can get a pre-approval letter using the button below.
Eligiblity
One borrower must be a first-generation homebuyer. (Parents don't currently own a home)
One borrower must be a current resident of California.
All borrowers must be first-time homebuyers. (Haven't owned in the last 7 Years)
Income must meet CalHFA Income Limits for the county you are purchasing in. (Income limits are high)
Program Highlights
20% down payment assistance (up to $150,000) in the form of a shared appreciation loan.
Standard conventional financing through CalHFA for the first mortgage (80% of purchase price loan) with standardized low rates.
No payments or interest generated on the down payment assistance. If the owner sells in the future they share the same percentage of the sale proceeds as they received from the down payment assistance. (ex: 20% down payment assistance, give back 20% of net sale proceeds + down payment assistance amount).
You can refinance once without paying back the down payment assistance.
